Finding the source

We walk the full roof surface and check every penetration and transition. Pipe boots dry out, crack and lose their seal. Lead step flashing lifts or separates from the brick. Sometimes the entry is twenty feet from the stain; sometimes it’s missing shingles after a storm.

What the repair involves

Once the source is identified the work is usually localized. We lift the affected shingles, pull back the underlayment, address the flashing or boot, and re-seal. Rotted underlayment gets cut out and replaced. The shingles go back over the top.

Not every leak means the whole roof has to be replaced. A roof leak repair is a repair. If the damage really is too widespread to fix in place, you’ll be told that plainly — and shown why.
